
Land in the suburbs gets expensive faster than ready accommodation. And many of the banks started using new type of credit - for purchasing of land plot.
According to the statistics data of Kyiv Zhylye Invest Company from December to April of current year the land increased in price in general for 38%. Getting float one in bank you overbuy 12-19% per year. Debit rates, commissions and insurance payments can differ significantly. And except of them one should pay much attention to other moment necessary before choosing of bank:
Purpose usage
According to the Law only the lands with agricultural or building purpose usages can be bought. And in the case of agriculture purpose usage not all banks will give credit for the plot buying.

Only for locals
Many banks credit the land that is located in the region where a buyer is registered. It is not convenient but it can't be changed.
Steps of registration
Taking the credit and concluding the agreement of buying-selling of the plot the obligatory condition is signing the agreement about pledge with bank. During the time between transaction before getting the right of ownership the pledge is presented not as a land plot but as owning rights to it. And in this period banks can give additional 1-2% over the pledge.
Pledge and check up
Preliminary payment includes from 10% to 50% from the estimated land cost. And in order to borrow money without it is necessary to send to bank additionally, for instance, a flat. Bank coworkers or special company estimate the land plot. In the first case it is for free and in the second it can cost 400-500 hrn. |
