According to the carried out investigations currently Kyiv property market is the most dynamically developed in Ukraine. During last five years the annual insert of the property is about 1 mln m2 of accommodation. Hence the growth rates can not satisfy the real demand. The general director of “Ukrainian Trading Guild” Vadim Neposedov reports that the annual demand on the property market of residential property in Kyiv includes 20000 units (flats). The main volume of demand is formed due to the wealthy people who during last three years come to the capital in the quantity of 55-60 000 of persons.
According to the estimation by the company “Ukrainian Trading Guild”, the monthly entrance of the property to the property market of Kyiv includes 3.5-4 000 apartments. The secondary market provides the demand that is in 4 times bigger than in the primary market. Despite of the fact that last years Kyiv shows high results in the demand volume for the homes for sale in Ukraine on the primary market, the total quantity of the flats coming to the market per year is 9-10 000.
The primary and secondary markets differ in quantity and quality characteristics. And definitely the prices also differ. At the beginning of December 2006 the average cost of the Ukraine real estate in the secondary market was about 2800 USD per 1 m2. The price grew in 16.5% just during last 2 months. Accroding to the data of “Ukrainian Trading Guild” currently Kiev keeps about 200 of projects that are in charge of building of more than 33 000 of the Ukrainian properties. And as well the level of city comfort will be reflexed on the prices that keep growing all the time. |
