
That is the opinion of the head of bank "Arkada" (Kyiv) Konstantin Palivoda on this Thrusday.
According to his words the main precondition for property prices growing is demand for the capital property.
At the same time, in Palivoda opinion today may people speculate on thesis that Kyiv property is overestimated and the prices of Ukrainian property are increased in purpose.
"If Kyiv property is for sale, let's say, in Paris, it won't cost this money. But today we are speaking about Kyiv where the capital real estate is sold for this price. The majority of people who live in regions do not want to live where they live. Many of them migrate and are seeking for a job in capital. That's why in Shostka, Berdychiv and similar cities the demand is falling down and in Kyiv it grows and will grow" - Palivoda says.
One more factor of property prices in Kyiv is lack of land on the territory of city.
"There is almost no free land in the capital. Today people mostly build on the land between other houses. And it causes conflicts with citizens of area", Palivoda admitted.
Besides in the nearest time he forecasts the decrease putting into operation of Ukrainian property for sale.
To his mind the process of prices correction for the capital property will be finished in autumn.
At the same time Palivoda was not able to report when the prices growing will start, in his words, perhaps after elections. |
