Both foreign and Ukrainian investors that put their capitals into Ukrainian property may be quite satisfied now since we claim that the prices are being slowly but confidently growing. The same tendencies are being observed in all regions of Ukraine, but the price statistics in Kiev is very demonstrative indeed.
According to the analysis of the econom-class property on the primary market in Kiev the prices have increased in May for 1,4% comparing to April . The average cost for 1m2 was 1,146$. On expert’s opinion the price for one-room apartments in this segment increased approximately in 1%; two-room – 1,4% and three-room flats – in 1,8%. For all that, the price per 1m2 of one-room flats increased in 0,3%, two–room apartments – 2% and three-room accommodations increased in 1,9%. The cost of business-class apartments increased in May in the average in 1,9%, namely the price for one-room flats increased approximately in 0,4%, two-room flats – 2,8%, three-room flats – 2,5%. The price per 1m2 in one-room flats in this segment increased in 2,9%, two-room flats – 3% and three-room apartments – in 2,1%.
The average cost of 1m2 of business-class property is 1,881$.
The cost of property in premium-class segment increased in May approximately in 1,5%. The price for two-room flats increased in the average to 2,1%, three-room flats – 2,4%. For all that, the price for 1m2 in two-room apartments increased in 1,8%, three-room flats – 2,1%.
For the time being the average cost per 1m2 of premium-class property is 4,821$.
The property of econom and premium class became the most desirable and in high demand in May. According to the expert’s opinion the objects of these segments are more than 90% of all built properties in Kiev.
The company’s specialists forecast further property increase for residential and non residential properties, and especially this can be greatly reflected in the regions where the price for land remained low till recent time, and this became the permanent object of interest of big and small investors. All of them have nice opportunity to successfully invest own money either into small plots for cottages building or business projects about creating resort zones with a few hotel complexes, infrastructures etc.
Crimea and Carpathian region are not an exception and refer to such places in particular. |
