Those who hadn’t time to take care about renting a village residence in Koncha-Zaspa or Puscha-Vodycya will have some problems with searching for a Ukrainian property for rent in the suburbs at the beginning of summer. But still there is a chance to hide away from heat and city dust.

Suburb house for summer should be searched for at the beginning of spring. The peak of market activity of suburb property in Ukraine rent is in April: this period fixes the majority of bargains, and the volume of opened proposals is still pretty wide. Till May the circle of attractive variants significantly decreases, and in June, according to the specialists words, the market has the least interesting and the most expensive objects. This tendency is quite understandable. Village season is traditionally started in May and ends in September-October, and for this term the majority of renters prefer to lease their village Ukrainian real estates. The contracts are concluded in March-April. Thus the owners of the property usually demand pre-payment for three months ahead. It is not well to delay the choice as well because the April prices significantly differ from June ones. The owners who had no time to conclude the agreement in the middle of spring understand that renting of village house from the beginning of summer will decrease their income for May, respectively, the size of the renting price increases at least for 25%. In June this sum is increased for 25%.

There are several reasons for the prices increasing. The main reason lies in the fact that the demand significantly exceeds the proposal, and the quantity of the objects inserted to the market practically is not increased.
From one side new houses appear, from other side – many last-year variants are out of game: the owners sell the cottages or lease them to the previous clients who lived there previous summer and booked the property last fall. One more reason of the prices growth is connected with the fact that the quality of renting cottages increases each year: trying to interest the clients the owners develop inner infrastructure, take care about outer view, interior and landscape design.
Thus, as in 90`s any brick accommodation of doubtful architecture was considered an “elite cottage”, then now the prestige house of de luxe level has other demands. More than 5000 USD per month can be paid for the house built from natural materials according to the individual project, it must be located in the protected area or supplied with its own system of safety. As well the plot has to possess garage, covered pool, lawns for barbeque, private building for the servants, own exit to the water reservoir, if the property is located near the river or lake.
Lay-out and inner part also have to suit the level of “de luxe” class. The availability of the most modern engineering nets and communications is obligatory. In ideal the clients should be recalled that they are somewhere out of city must only by fresh air and natural landscape. Herewith the successful location remains the main factor determining the belonging of the object to the “premium” class.

Those who wish to chose the best of current proposal has to focus on the suburbs of Kyiv in the Obukhiv direction. However, in order to try to rent a cottage in Koncha-Zaspa today one should hurry up. In spite of the fact that the prices for rent of the Ukrainian property in this area start from 3000 USD per month, in general they are about 10-15 000 USD, and in some cases they rise to 30 000 USD and higher.
Permanent prices growth at the market of rent of village Ukrainian property is connected not only with “seasonal” logics of renters. Already at the beginning of spring the rates of proposals were in general in 20% higher than the last year, and this is without estimation of “hot” mark-ups.
Hence at the end of May some houses in Koncha Zaspa at the bank of the river Kozinka can be rented for the price of 3500 USD per month, and the business class two-floor cottage can be rented for 10 000 USD per month. In Koncha Ozerna there were several summer residences with the price of 10 000 per month.

Pusha-Vodycya is much cheaper: in general monthly payment includes 3-5 000 USD, the lower price is located at the rate of 1200 USD. For instance, two houses in Puscha Vodycya were presented for leasing for the price of 10 000 USD per month and there were several econom variants – for 1200 – 1500 USD per month.
The specialists suggest to pay attention to the alternative directions: thus a nice change for Pusha Vodycya can be Bucha with its picturesque forests, and villages Gnidyn, Vishenki and Protsev. But the prices for the rent of the property in these areas at the end of May were not much different from those in previously mentioned zones. The cottage surrounded by the romantic pine trees in Bucha could be rented for 10 000 USD per month.
According to the opinion of specialists the current situation at the market of suburb property can be changed till the next season. The decreasing of prices are not in the horizon, but the proposal is going to be increased due to the range of house towns, located in the Boryspil, Odesa, Zhytomyr, Vyshgorod and Obukhiv directions. Its putting into operation is planned to the end of 2007 – middle of 2008. many of the houses are already bought by future owners, and it probably predicts that they will be leased by them as well.
