November of the last year was the main point for the prices of land in Kyiv suburbs. Since that time, prices have decreased by 44 percent in Kyiv region, and by half at once outside Kyiv. But specialists say prices for land will continue to slide by approximately 10 percent every month until September, according data reported.
Sergiy Kostetskiy, analyst from SV Development, admits the slide reflects the economic recession. The number of potential buyers who thought of living in suburbs reduced by tens of times, while those sought quick gains from resale are no longer interested because of devaluation of this asset.
Consequently, the demand decreased radically: while the number of land plots suitable for residential construction on offer is estimated at 16 000, the number of deals stood at around 300.
Losing the most value are land sites in Vasylkiv, Vyshgorod, Obukhiv, Brovary and Boryspil areas (between 44 and 52 percent). Land in Kyiv-Svyatoshino, Makariv, Baryshevka and Borodyanka areas has lost a third of its former estimated price. By now the most popular with buyers are Kyiv-Svyatoshino, Boryspil and Brovary areas. The smallest number of deals is registered in Obukhiv area.
As the number of offers continues to increase, the prices in Kyiv region will get down to 15-30 000 USD per 10-20 acres, or a hundredth of a hectare, experts predicted. |
