House on the sea shore is definitely a prestige and luxurious variant. All the territory of the Crimean peninsula is undergoing the building of cottage areas, small private hotels and large recreation complexes.
Why Crimea?
Convenient administrative-territorial establishment, successful geographical position, mild climate, historical combining of cultures, religions and nations differ the Crimea from other regions of Ukraine. All these facts caused the territory of the peninsula to become one of the main centers of summer vacation not only for the Ukrainians but also for the guests from close and far away countries.
According to such a situation of this region the majority of the investment bargains are concentrated in the recreational segment. Director of the Sevastopil property agency Andrei Yakovlev comments the main features of current property market in the Crimea. He admits that positive tendency in social and economical life of the Crimea in current year permitted to increase the main rates and to reach the high level in property demand.
Foreign investments
According to the reports of press-service of NSU in 2006 Ukraine obtained 2.3 mlrd USD of investments. It means that comparing to the previous year the level of foreign investments increased in four times.
In particular the Crimea is one of the five leader regions in the terms of building growth (the terms of the building processes increased to 23%).
According to the data of the main statistical management in the Autonomous Republic of the Crimea, in the first quarter of 2006 foreign investors provided 12.7 mln USD. The contracts about the collaboration between the countries specify that the majority of foreign investments were made by partners from Great Britain, Germany, Cyprus, Switzerland, USA, Uzbekistan, Latvia and Russia. Quantity of the investments made by these countries is estimated as 87,3% of the whole volume of investments. According to the obtained investments the Crimea takes the valuable place among other regions of Ukraine –Kiev, Dnepropetrovsk, Odesa, Donec’k, Zaporizhzhya. Kharkiv.
Crimean property market
The prices of property in the Crimea keep growing all the time. The most expensive spots are of course in the recreation zones. Firstly, it is the Southern coastline – sea coast from Foros to Alushta, including such resorts as Yalta, Simeis, Mishor, Gurzuff, Partenit. Now Yalta takes the second place after Kiev for the price of land. The previous season’s leaders were Tarkhankut and South-East of the peninsula. Now the prices growth is observed along all the coast line. Market even has the propositions about the Razdolnensky region, which earlier was not much paid attention to. Hence the sea there is extremely clean.
The prices on the South-East of the Crimea depend much on the location regarding the sea and highway Sevastopil-Yalta-Alushta. The land in the sea region with subtropical surrounding nature is definitely preferred. The plots near the highway have the advantages of connected communications.
Variability of choice
Property building process in the Crimea is going on very fast. Yalta and Alushta has a great majority of multistoried buildings, and even whole complexes for rest. As for outstanding Foros, it has many cottages of different types and designs. Here you can even find real palaces. Such places as Malorechenskoe, Ribachie, Morskoe, Sudak and Koktebel have a great potential for investments. Tarkhankut and Yavpatoria are very popular at the moment presenting a large variability in different kind of properties starting from luxurious apartments and ending in comfortable cottages with sea views.
