
In autumn the builders and financials forecast a new loop of prices growing for the objects of the commercial property for sale in Ukraine. There appear fewer recommendations to purchase offices and trading areas.
Stagnation of the Ukrainian property market increases.
No wonder, that on this background the owners of small and medium business ask themselves whether to buy or not a new office (or other commercial objects) or to wait for further prices decreasing.
According to the forecasts to the end of this year some of the commercial properties will grown in price by 25-30%. In the conditions of high inflation the income of the businessmen will only grow, that is why the competition for the free office and industrial premises will be more severe.
If in 2007 the capital observed appearance of about 760 000 m2 of new business centers, this year, according to plans, developers will introduce only 300 000 m2. Hence, according to the previous experience forecasted plans usually delay. By the way current need in professional office areas mainly includes 1.7 mln of m2.
More frequently the businessmen prefer to rent office or workshop, but not to freeze significant sum investing it into the purchase of premises.

The segment of the residential property in Ukraine is formed first, consistently, the quantity of its players decreases in the last turn. Commercial property more strongly can be influenced by the outer factors".
Today even the big investors give fewer objects for sale. Bankers became more conservative in financing of property market. "Credit rates grow. In addition some shortage of crediting terms happens", - says the director of Kreshatik Bank Alexey Kozyrev.
Thus, companies working on the projects of building sphere are hostages of situation. It is necessary to admit that the significant amount of the commercial property in Kyiv (Magelan, Ukraina, Arena) were invested by the foreign companies. |
