Is Kiev going to be the second London in future?
Starting from Thursday of previous week the market of capital property continued to increase an average cost of 1 m2 of both the prime and secondary market property. According to the statistical data of the capital portal "Nedvizhymost", the average cost of 1 m2 of the secondary market property increased in 20.5 USD (from 2500. 9 USD to 2521.4 USD). As for the primary property, the average cost for the m2 grew in 118.9 USD (from 1900. 7 USD to 2019. 6 USD).The price prediction of the market dynamics currently is 2.6% that is less than the dynamics of last week for 0.1%.
The largest rate of the average prices in Kiev is considered to be in the Pechersk district (3662 USD per m2 – studio, 4055 USD per m2 – 1 bedroom, 3891 USD per m2 – two bedrooms), in Goloseevo district – 2770 USD per m2 – studio, 2601 USD per m2 – one bedroom, 2710 USD per m2 –two bedrooms) and in the Shevchenko district (3279 USD per m2 – studio, 3168 USD per m2 – 1 bedroom, 3044 USD per m2 – two bedrooms).
At the same time the minimal level of 1 m2 of the capital property currently is in the Desnyansky district (2125 USD per m2 – studio, 1899 USD per m2 – 1 bedroom, 1820 USD per m2 – two bedrooms), in the Darnicya district (2197 USD per m2 – studio, 2108 USD per m2 – 1 bedroom, 1914 USD per m2 – two bedrooms) and in the Svyatoshin district (2269 USD per m2 – studio, 1948 USD per m2 – 1 bedroom, 1909 USD per m2 – two bedrooms).
The renting of the property in Kiev nowadays also depends on the district. The renting costs in the capital vary as: 357 USD - studio, 474 USD - one bedroom, 575 USD– two bedrooms, 800 USD – three bedrooms.
And the prices are going to grow more. Still nevertheless Ukraine continues to be an attractive field for the investors and those willing to buy the Ukrainian property for sale. |
